Design and
development are
the same discipline.

I work at the intersection of architecture, real estate development, and finance. My background is architecture by education, real estate by practice, and financial analysis by necessity. That combination shapes how I approach every project: design and underwriting are not separate conversations.

I grew up between New York and Lima, and both cities are active contexts for my work. In New York I have studied and operated across zoning, land use, institutional development, and multifamily strategy. In Lima I have worked directly inside a vertically integrated family development firm, managing assets, advising on design, and understanding what it means to own and operate real estate rather than just analyze it.

My goal is to build a practice that controls development rather than just supports it, one that bridges design intelligence with owner-level financial judgment across both markets.

Philosophy

“Good development is not clever financing or good design. It is both, simultaneously, from day one. The pro forma and the floor plan should inform each other, not be handed off between separate consultants after the decisions are already made.”
